All content (scores, ARV, MAO, holding costs, AI analyses, comparables, textual recommendations, calendars, alerts, manuals, emails) is exclusively educational and informational. It does NOT constitute a personalized recommendation, securities offer, legal/tax/accounting advice, or guarantee of return/appreciation/liquidity.
3. Risk of total loss
Investing in tax deed involves substantial risk, including total loss. Typical risks:
- Hidden physical problems in the property.
- Surviving municipal liens (code enforcement, water/sewer, special assessments).

Data is obtained from official public sources (county Property Appraisers, FDOR, auction records) and licensed private sources (RentCast for AVM). We do not guarantee real-time updates, accuracy of valuations, completeness of lien history, or fidelity of photos. Algorithmic estimates may vary ±30% from actual market value.
External links available on the platform are reference-only for the user to cross-check — we do not extract data from those sites.
6. Platform analyses and estimates
The analyses, scores, and estimates made available by the Platform are prepared by our team based on criteria and methodology developed over more than 12 years of experience in tax deed and tax lien auctions across the United States. They serve as an informational support basis for the User's evaluation — they do not replace independent investor judgment, on-site property inspection, or consultation with qualified professionals (attorneys, brokers, appraisers). The assessment of investment suitability and the final decision are the sole responsibility of the User.
7. Due Diligence and Representation services
The Due Diligence service reports public records findings and field observations — it does not recommend whether the User should bid. The Representation service executes a bid solely per the User's express instruction, within the limit the User authorizes. The decision to participate, the amount to offer, and assumption of all risks are exclusively the User's. Neither service guarantees outcome, resale value, property condition, or bid success. Diligence is performed in good faith based on information available at the time of inspection.
8. Jurisdiction-specific notes
U.S. users: state laws vary; FATCA, FBAR, and OFAC reporting obligations apply. Users outside the U.S.: seek qualified legal, tax, and regulatory advice in your country of residence before participating in U.S. auctions — obligations vary by jurisdiction.
9. Not responsible for third parties
Counties, auctioneers, auction platforms, brokers, attorneys, banks, payment processors, technology providers, and other third parties involved in the process.
